Malishev Engineers were commissioned to assist with substantial fit-out of the Lexham Gardens Conservation Area. The building is a mid-Victorian residential development in a typical Classical/Italian style. Buildings were originally designed by William Ashfold and William Douglas and combined account for around 2700 square meters of hospitality space.

 Both buildings are five storeys high over half-basement, will be refurbished and fitted out throughout with addition of a large extension structure at the back. Structural works involved structural survey of existing foundations, timber floors and wall structure with strengthening works designed to take heavy loadings of M&E equipment on the roof.
